Frequently Asked Questions

Q:  Are the sites full hook up; water, electric & sewage?
A:  Yes.  They are all full hook up.  Each long term site is metered and you will pay for the electricity you use each month directly to the power company.  All sites have 50 amp electric, water and sewer connections.
 
Q:  Do you allow anyone to live there full time?
A:  No. We do not allow anyone to reside at the camp full time.  The focus of the property is recreational to enjoy the outdoors and take advantage of the lake for fishing & swiming and the Sabine National Forest for hunting.
 
Q:  Will I be signing a lease?
A:  No. Our long term sites are rented month to month.  However, we are wanting our customers to stay for more than one month upon moving in.  Our focus is to provide for long term guests.
 
Q:  Do you have any sites for a guest if we have a friend or family member that would like to join us for a week or an extended weekend?
A:  Yes.  We have sites available that we rent for short term guests.  Two night minimum stay.
 
Q:  How much is the monthly rent?
A:  $300.00 per month.  You will also have an electric bill to pay.  Each site is metered and you you pay the electric company directly.
 
Q:  Is there a deposit?
A:  Yes.  One half months rent is required and will be returned to you when you leave after six (6) full months.  This assumes your bill is paid up and the site is clean upon departure, and no outstanding unpaid electrical service.  We don't sign a lease but we have a 3 full month minimum stay before your eligible for a partial refund of your deposit.  See Amenities/Rates for full details.
 
Q:  Do you allow pets?
A:  Yes.  We are pet people ourselves.  Dogs must be kept on a leash. Owners must clean up after their pets.  No aggressive breads are permitted.

Q:  Can I rent out my RV on AirBNB or VRBO or a similar rental website for extra income?
A:  No.  We cannot premit subleting due to legal and insurance reasons.

Q:  Can I receive my mail at the Campground?
A:  No.  We cannot permit private mail to be receive at the business address.
